Sometimes sprinkler problems are obvious. Sometimes they turn into finding a needle in a haystack.
Joel and Sean tracked down an electrical issue this week on a 16-zone system in Georgetown during a scheduled 20 Point System Tune-Up. Zone 3 was not activating properly, so the guys began tracing the irrigation wiring with locating equipment to narrow down the issue.

This one turned into a tricky find. There were nearby electrical boxes and even an underground electrical service in the area creating interference with the wire tracing equipment. On top of that, the tree root had actually insulated the wire break inside the root itself, making the signal harder to track accurately. Situations like that can definitely make these repairs more challenging and time consuming to locate.

After some persistence and careful tracing, Joel and Sean located the damaged section near the front left tree, made the necessary repairs, and re-ran a section of wiring that was determined to be damaged beneath the tree roots. Once completed, they tested the valve operation, adjusted runtimes, and got the system back online.
That’s actually pretty common on older Georgetown properties with mature trees. Roots slowly grow around irrigation wiring over the years until one day a zone just quits listening to the controller.
